We recently decided to make the make the move from Philadelphia to the suburbs to accommodate our growing family, but we were not prepared for the ultra competitive real estate market we were entering. I'm so grateful that we were introduced to Yasssya because she was able to guide us through the difficult process of buying a house during this time and made it so much less stressful. Yassya was able to put together a targeted search for us, and spent countless hours, nights and weekends going to look at houses with us. She was always patient with us, and was always able to meet at a time that worked with our schedule; she always made us feel like we were her priority. Shaina was incredible! She helped me find and secure a great home in a seller's market. Many of the houses I looked at were going under contract after 1-3 days. We saw a large number of places and she was very responsive so we could get in quickly as listings became active (or sometimes before they became active). She provided helpful, honest advice on the homes to help me identify a place that would make me happy long term--definitely never tried to push anything or breeze past issues just to make a sale. I was thankful to have her expertise navigating this process as a first time homebuyer. When I found the home I wanted there was one large issue identified after my offer was accepted, and we were able to negotiate a sizable seller's assist to address it. I'm not sure if I had used a different realtor that I would have uncovered the problem and/or received such a significant seller's assist. On final walkthrough, she also identified that there was a small amount of water damage in the ceiling on the top floor that my partner and I missed, perhaps damage from the recent tropical storm since the home inspection. Having no idea if the problem was something covered under the warranty for the roof or not and without time to get a roofer out, I was incredibly anxious that I would either need to delay settlement or accept that I would be paying out of pocket for repairs if needed. Shaina suggested negotiating to have the seller put money into an escrow account that I could use if needed for repairs.
